The practice

Randy says he entered the appraisal field because he wanted to meet new people, help them and analyze properties. That is a fair summary of the work: each assignment begins with a conversation about what you are trying to accomplish, and ends with a written report built to help you get there.

The practice handles three kinds of work. Residential appraisals support a sale, purchase or private decision about a home. Estate appraisals give executors, trustees and heirs a value as of a stated date. Divorce appraisals give both sides one neutral value of the family home. Credential and verification

Randy M. Sonns holds a California Certified Residential appraiser license, number 004056 on the state record. The California Bureau of Real Estate Appraisers lists the license as active, with a current term that ends on July 18, 2028, and an initial credential date of May 1, 1992. The federal Appraisal Subcommittee registry record lists the same name, business address and telephone number with the credential number AR004056, and the state's license search lets you check the record yourself. These records were observed on October 8, 2026.

The license, as the state describes the Certified Residential class, covers one-to-four unit residential property and non-residential property up to a transaction value of $250,000. Ask before ordering if your property is outside that scope.

A membership certificate from the National Association of Real Estate Appraisers is posted on this site. The scan names Randy M. Sonns, shows membership since June 5, 1992 and shows an expiry date of August 31, 2027. The certificate is a scan posted on this site, so confirm current membership with the association if it matters to you.

Randy follows the five steps published on his residential appraisal page. He starts with a consultation about the purpose and schedules the visit. He then inspects the property's condition, upgrades, layout and site, analyzes recent comparable sales and local trends, prepares the written valuation report, and delivers it electronically for you to review.
