Randy's practice is a residential appraisal practice. His own pages say that if you need a land, mobile home or commercial appraisal, you should get in touch to discuss it, and that for commercial work he can connect you with a skilled local appraiser who has commercial-specific experience. They do not say that he performs every type himself, so ask before you order.

The California Bureau of Real Estate Appraisers documents the scope of each license class. A Certified Residential appraiser may appraise one-to-four unit residential property and non-residential property up to a transaction value of $250,000. A Certified General appraiser may appraise all property types. The table describes license scopes and is not a statement of what any one appraiser accepts, so always ask.

Why the question matters before you order

A lender, an attorney or a court may name the report type or the license scope it needs. If the wrong appraiser is hired, the report may not be accepted for the purpose, and the fee is spent. Ask the party that will rely on the report what it requires, then bring that answer to the first conversation. It takes a few minutes and keeps the engagement on the right footing.

Ordering the wrong type is also a timing problem. A residential report for a home takes the steps described on the residential page, while land or income property may need a different approach and a different appraiser, which changes the schedule.

Do you appraise commercial property?

Do you appraise land?

Who appraises other property types?

An appraiser whose California license scope covers the property and its value.
